Fox Chapel Mews Association Condominiums

Fostering trust, collaboration, and innovation in commercial design

When it comes to commercial design, many individuals are often invested in a project’s outcome. We are committed not only to beautifying spaces, but to listening to the voices of those who will inhabit them.

Our work with the Fox Chapel Mews Association Condominiums exemplifies this commitment. The association enlisted us to modernize multiple communal spaces and guest suites. By fostering trust and collaboration with current residents and the association’s board design committee, we were able revitalize these spaces with endorsement from those who call the condominiums home.

In the community room, the kitchen was hidden away, so we opened it up to make the whole space more conducive to parties and entertainment.

Getting residents excited for the new design

Our primary goal was to transform the old-fashioned design in the lobby, first floor hallway, guest suites, and community room into an aesthetic the board design committee described as “New York chic.”

By adopting a more modern look, they hoped to attract new residents and encourage current residents to use communal spaces like the community room for more social gatherings. When the current residents heard of the impending redesign, they were reluctant about such major changes. So, we addressed concerns at open meetings where all residents were welcome to attend. After presenting a few design concepts and answering many questions, we were delighted when the residents and board approved our first, original concept. With their concerns assuaged (many were even excited!), we moved forward with the project.

A complete transformation

We remodeled the spaces to exude a sleek, stylish atmosphere with updated furniture, vibrant pops of color, and open layouts promoting a warm and social community. Jan custom-designed new furniture in the lobby.

Jill painted custom artwork to add even more color and character. In the community room, the kitchen was hidden away, so we opened it up to make the whole space more conducive to parties and entertainment. We also enhanced the lighting and added more book storage to the facility’s library.

As with any project, we navigated a few unique design challenges. First, the building’s solid concrete ceilings wouldn’t allow for traditional recess lights, but we knew this lighting was the optimal choice for a modern look. So, we created a series of bulkheads allowing us to drop in recess lights for a comfortable, soothing glow. Second, the building’s entryway was outfitted with an oddly-shaped vestibule. We noticed residents often occupied the area while awaiting their rides, which gave us the idea to make it a dedicated waiting area where people could sit and socialize in comfort. We created a low wall to semi-enclose the space, complete with four of the original lobby chairs — reupholstered and modernized to match the sophisticated look.

Feedback from the board and residents was overwhelmingly positive. They even shared that the community room is constantly hosting parties and meet-and-greets, and the guest rooms are frequently booked. The residents were delighted with their new, modern spaces.
